Faced with completely controversial comments about hotel, made a booking with great question mark. Reality is that hotel is indeed located in several buildings in cca 50m radius, which is not a problem at all. Building does not have elevator, stairs are steep and narrow, but Hey! It is medieval Venice! Canal odor you can smell few minutes per day, but again, you are in Venice, it is not hotel fault. Location of the hotel is excellent, just few steps from S. Zaccaria waterbus stops and S. Marco square. Quiet side street, still enough day light. Room is completely newly renovated, rich (bit kitschy, but cute) decorated, with good amenities and good size. Room cleaning and towels exchange on daily basis were exceptional. Bed mattress and pillows were harder, thus perfect for me. A/C works well and can be adjusted in each room. Very pleasant reception staff.

The location is perfect, close to the San Marco Square and Vaporetto station. It's surrounded by stores, cafes, restaurants and cultural sites. Rooms are furnished with old Venetian style wallpapers and furniture. There is a slight vintage and retro atmosphere like in the whole city, authentic feeling, not too modern. Bed and bathroom are tiptop clean and the top floors are quiet and warm even in the winter. The hotel doesn't have a lift, which you need to take in consideration if climbing 3-5 floors is not suitable for you, but it's great exercise for people liking the steep narrow staircases.

We stayed for 2 days, therefore, the location was perfect. However, we were relocated to a different house after check-in, the house was right around the corner, around 50 meters from the original address. It was not surprising reading other reviews so it did not bother us. Staff was nice but also had not much contact with them. The room itself was small but worked for us. AC and WiFi worked well which was a plus. We did not have breakfast at the hotel so we cannot say anything about it. All in all I think it’s good value for money considering Venice prices.

Ah, the room! A true gem in the heart of Venice. Stepping inside felt like entering a piece of art—rich with history yet effortlessly modern. Canals stretching out like a glimmering ribbon of dreams, with the gentle lapping of water below. The room itself was a perfect blend of Venetian charm and contemporary comfort. The bed, oh, so comfortable—felt like I was floating on the very waters outside. It’s as if the spirit of Venice herself has curated this room for you, inviting you to relax and soak in the beauty of the city. Perfect, just perfect.

An instant luxury feeling here! The room was just as you want it to be in the middle of the city center of Venice. Fancy mirrors, golden frames, paitings on the walls, pattenrned golden wallpapers.. it was VERY special, like having a part of a museum or a theatre just for yourself.. :) The "whirlpool" bathtub was a nice surprise, awsome to relax there after the whole day of tourism, with a lot of bubblefoam and a glass of prosecco!
